Exposed-fastener panels, the ribbed metal on barns and sheds, screw straight through the face. Each screw has a rubber washer that ages in the sun, and each one is a small hole. They are cheaper and they have their place, but on a house near the bay the concealed clip system is the one to price.
Standing seam also expands and contracts on its clips rather than against its fasteners, which suits a roof that goes from cool morning to scorching afternoon most days of the year.
Close to the water, salt air works on metal. Ask what the panel is — coated steel or aluminum — what the coating is, and what the manufacturer’s finish warranty says about distance from salt water. Some warranties shorten or exclude coverage close to the coast. That is worth knowing before choosing a panel for a house in Bacliff or on the Kemah waterfront.
A metal re-roof in Galveston County is inspected and certified like any other. The panel system needs product approval for the application and has to be installed to it; the TDI-appointed engineer or windstorm inspector looks at the clips, spacing and deck, and TDI issues the certificate. Ask the contractor for the product’s evaluation documents before the order is placed.
The windstorm inspection applies in League City, Friendswood south of Clear Creek, Dickinson, Kemah, Clear Lake Shores, Bacliff, San Leon, Santa Fe and Seabrook. It does not apply in Clear Lake City, Nassau Bay, Webster, El Lago or Taylor Lake Village. The county line page has the table.
